The desire of personal space and environment are different per each individual due to their custom. While a floor plan is chosen, the builder will allow buyer to make changes within reasonable time frame before construction started once the legal sale contract is on file. Due to lacking the architectural knowledge, the changes can not be completed prior the dateline; some buyer will hire a designer to work on the changes. After closing,buyer might notices that the changes made are not according to their need; and then,a major renovation of removing walls is necessary. Unfortunately, the renovation will cause many problems such as: noise hazard by construction, damaged structural system, trash, air pollution and downgrade neighbor’s living quality.
This study is focus on the Sinh-E district,the pre-sold residential plan #A. Through interviewing associates of the architectural profession, to understand the current problems due to buyer’s changes on the plan ; the tolerance level for the possibilities of floor plan changes by the buyer on the original architectural plan including building materials, hardware, mechanical and utilities piping; builder’s corporation and accommodation for buyer’s alternation; finally, builder provides services after closing in order to secure the original structural stabilities, reduce the noise hazard, minimize pollution, and prolong the age of the building.
This study is divided into five chapters and nineteen sections, and is summarized as follows:
Chapter One - Ascertain the motive, goal, range and contents, method, procedure and process of this study so as to help facilitate the study.
Chapter Two - Aiming at the goals of this study, to collect the relevant theoretical documents on client's construction modifications and get insight from it, and to establish the theoretical structure of the study.
Chapter Three - The researcher of this study applies an example taken from “Case A, Residential Client Modification of Taipei Sinh-E District Project”, to carry out investigation on the current conditions and analyze the statistics with empirical discussion.
Chapter Four - Executing in-depth interviews from the professionals, aiming at the issues of client construction modifications and bringing up the solutions, presenting the strategies to achieve the ideal goals.
Chapter Five - Through the research demonstration and empirical process, to gain the required conclusions and advices in accordance with research goals and the follow-up proposal. Thus, to provide the reference for builders in improving the construction plan and client modification.
