| 摘要: | 基於學校行政業務資料量迅速增長，加上資訊科技進步，校務行政管理形態已由「事務性」管理提升轉變為「資源」與「技術」的動態性管理。我們瞭解學校的行政管理主要分為：教務、學務及總務等三大部分；而以總務工作是所有行政體系中最複雜、最繁瑣且最重要的行政支援。由於資料龐雜、需要分層處理與保管，在有限的物力與人力條件環境下，無法以最迅速的方式提供所需資訊與提升服務品質績效。不儘增加個人業務工作量外，固然努力工作仍無法得到師長與長官們認可。如何提升總務工作服務品質與績效，利用現有人力資源予以系統化方式進行管理是為本研究動機，提出將校園不動產管理資料建置為數位化資料系統；透過數據分析提供訊息，以滿足業務單位主管行政作業資訊需求、充分瞭解與掌握校園不動產使用現況與未來變化，同時提升管理效率與發揮資料最高使用價值，是為本研究探討主要課題。其應用理論包含：管理理論、地理資訊系統空間統計分析應用於資料之屬性分析、應用及基本資料系統建置等。
本研究共分為六章20節，茲分別概述如下：
第一章為研究之緣起、動機與目的，其次說明本研究之範圍、內容與限制，最後為本論文之研究方法、研究步驟與流程。
第二章針對不動產管理數位化資料系統建置相關文獻進行探討，其中包含校園不動產管理相關文獻、大學校園e化與數位化應用價值、地理資訊系統屬性分析等內容。
第三章為探討實際案例-中國文化大學華岡校區不動產管理資料現況與管理實務上所面臨之問題，歸納整理並提出掌握財產真實性、查詢校園空間資訊便利性與產生訊息等需求。
第四章建置本研究理論架構並建置華岡校園不動產管理數位化資料系統模式，使校園不動產管理由傳統管理模式改進為數位化管理。
第五章為系統操作原則與步驟，找出校園不動產管理在靜態、動態與管理實務上所面臨之問題及產生因素，研擬解決方案。運用工具提升校園不動產管理效率、節省人力成本支出、加強資料客觀性與準確性。
第六章提出研究結論與建議，配合推動校園e化建置校園不動產數位化資料系統模式與操作原則，建議在建置數位化管理前提下，考量建立土地與房舍使用現況、維護管理與資料檢核機制。
Rapid growth on the basis of the administrative business materials quantity of the school, adding the information scientific and technological progress, the administration form of administrative affairs of schools has already improved the dynamics management that changes into ' resources ' and ' technology ' from ' the affairs ' management. We understand that the administration of the school is divided into mainly: Three major parts, such as educational administration, studying the affair and general affairs, etc.; And work in all administrative systems with general affairs' work the most complicated , most tedious and most important administration support . Because the administrative materials are numerous and jumbled, need dividing layer and dealing with and keeping, under the environment of limited material resources and manpower condition, it is unable to offer necessary information in a fastest way with improve and serve the quality performance that the general affairs work. Does not increase outside the personal magnitude of the operation , though it is still unable to get the affirmation of the teacher and leaders to work hard. How about to raise the general affairs to work and serve quality and performance, it is this research motive to utilize the existing human resources to give the systematized way to carry on management, propose the real estate materials construction digitization database in the campus , via transforming enabling its becoming information; Offer information through the data analysis , is in charge of the administrative homework information demand in order to meet the service bit , fully understands and knows that the real estate of the campus uses the present situation and future change, improve the efficiency of management of the real estate and give play to the supreme use value of the materials at the same time , probe into the main subject for this research. Its application theory includes: The attribute applied to the materials in management theory, geographical space statistical analysis of information system is analyzed, used and the basic database is set up etc..
This paper consists of 6 chapters and 20 sections as described below:
Chapter one is the introduction of this thesis. It includes related background, motivation and purpose. It also reveals the research territory, contents and restrictions. The last parts of this chapter are the procedure and methodology I use.
Chapter two manage systematic relevant documents of construction of digitization materials and carry on the discussion to the real estate , content of managing relevant document , campus e , digitization and using the importance , geographical attribute of information system to analyze etc. that among them include managing the general survey , real estate of the campus.
Chapter three in order to probe into the real case- hit the cultural problem that manages the present situation of the materials of real estate and faces on the management practice of district of ridge school of China of university of languages, is it put in order and is it grasp property authenticity, inquire campus space information convenience and produce message, etc. demand to put forward to sum up.
Chapter four the construction , this research theory structure , combines Chinese Culture University campus real estate of construction and manages the systematic way of the digitization materials, make the real estate of the campus managed and improved and managed for digitization by the traditional management styled.
Chapter five system operation principle and step, find out the real estate of the campus and manage with manage the problem faced and production factor on the practice in the static behavior, trends, grind the solution of drafting. Use tools to improve the efficiency of management of real estate of the campus, save the manpower costs, strengthening the objectivity of the materials and accuracy.
Chapter six propose research conclusion and suggestion , cooperate and promote the e systematic way of digitization materials of real estate of construction campus in the campus and operate the principle, propose considering and setting up the land and building to use present situation , maintenance management and materials to examine the nuclear mechanism under the prerequisite of managing of construction digitization. |
