Abstract:	住房為生活中不可或缺的一部分，對居住品質產生直接影響。隨著現代都市生活的發展，住房選擇變得愈加多樣化，包括傳統的租賃和購房方式，及近年來普及的包租代管模式。包租代管允許租戶將住宅的管理和維護交由專業公司負責，減輕租戶繁瑣的房屋維修和管理任務。這一住房模式在全球城市中備受關注。台北市作為台灣的首都和經濟中心，吸引了大量居民和移民，住房需求上漲。然而，對台北市包租代管的居住品質滿意度以及影響因素的理解相對有限。本研究將著重於台北市的包租代管居住，並以租戶為主要對象，包括不同地區和不同類型的包租代管住房，研究設計還包括文獻回顧，探討包租代管居住的相關研究和全球市場趨勢；此外，研究將使用問卷分析，以深入剖析包租代管居住的滿意度水平以及影響因素，透過分析租戶的觀點和經驗，評估包租代管居住是否能夠提供高品質的住房體驗，並探討該市場所面臨的挑戰。 Housing is an indispensable part of life, directly impacting living quality. With the evolution of modern urban living, housing options have diversified, encompassing traditional renting, home ownership, and the increasingly popular managed rental model. Managed rental arrangements allow tenants to delegate residence management and maintenance to professional companies, alleviating tenants from the burdens of home repairs and management. This housing model has garnered considerable attention worldwide. Taipei, as Taiwan's capital and economic hub, attracts a substantial population of residents and immigrants, leading to a surge in housing demand. However, our understanding of tenant satisfaction and influencing factors regarding managed rental living in Taipei remains relatively limited. This study will primarily focus on exploring managed rental living in Taipei, with tenants as the main research subjects. It will encompass various regions and types of managed rental housing. The research design will involve a literature review, examining relevant studies and global market trends in managed rental living. Additionally, the study will employ questionnaire analysis to deeply assess the satisfaction levels and influencing factors of managed rental living. By analyzing tenants' perspectives and experiences, the aim is to evaluate whether managed rental living can provide a high-quality housing experience and discuss the challenges faced by this market.
