    Abstract: Elderly people have arisen in many countries including Thailand, which is already an aged society. This demographic transition causes social, environmental, and economic challenges. Thus, elderly people and their families have considered healthcare providers (e.g., retirement communities) to support healthy living environments. Based on the literature review, this study aims to bridge the gap by evaluating four dimensions of CSR and eWOM on intention to stay at the retirement community in Thailand. In addition, this study examined Generation Y (Gen Y) as a moderator. The questionnaires were distributed online, and a regression analysis method was employed to analyze data collected from 233 respondents. The results revealed that respect for the environment, respect for the consumers, and eWOM positively influenced the intention to stay at the retirement community. Moreover, older Gen Y moderated the relationship of respect for the environment, respect for the consumers and eWOM on the intention to stay at the retirement community. The findings can be advantageous for healthcare providers to prioritize dimensions of CSR in strategies and implement them differently based on the age group of customers. Furthermore, eWOM can be a marketing tool to promote and use in customer relationship management in this industry.
