    Abstract: 本研究以ESG(環境、社會、治理)為基礎,運用AHP 層次分析法探討租賃住宅服務業的永續經營。透過深入的研究,我們確定了在環境、社會和治理三個層面上的關鍵指標,包括節能減排、社區參與、透明治理等。研究結果顯示,這些指標在確保企業永續性方面起著至關重要的作用。在環境方面,住宅服務業注重減少碳足跡、廢棄物管理、水資源利用和推廣綠色建築。社會層面則需要關注住戶權益、社區公平參與、安全和衛生條件。至於治理,透明的業務運營、風險管理和符合道德標準是確保企業長期健康發展的基礎。這項研究不僅提供了住宅服務業的實際指引,也為其他行業應用ESG永續經營提供了有價值的參考。透過AHP 層次分析法,我們揭示了ESG指標的重要性,為企業在面對日益嚴峻的永續挑戰時提供了具體解決方案。

    This study, grounded in ESG (Environmental, Social, and Governance) principles, employs the AHP (Analytic Hierarchy Process) methodology to investigate sustainable practices in the rental housing service industry. Extensive research has identified key indicators across environmental, social, and governance dimensions, encompassing energy efficiency, community engagement, and transparent governance. Findings underscore the pivotal role of these indicators in ensuring business sustainability. In the environmental realm, the focus should be on reducing carbon footprint, efficient waste management, responsible water resource utilization, and promoting green building practices. Social considerations include tenant rights, community participation, safety, and hygiene conditions. In governance, transparent business operations, effective risk management, and adherence to ethical standards form the foundation for long-term industry health. This study not only guides the rental housing service industry prac-tically but also provides valuable insights for other sectors adopting ESG-based sustainable practices. Through the AHP methodology, we reveal the significance of ESG indicators and offer concrete solutions for companies facing increasingly chal-lenging sustainability issues.
