    题名: 影響沿岸地區不動產之環境條件研究- 以東部海岸長濱鄉、成功鎮、東河鄉為例

    摘要: 由於花東電氣化及新自強號普悠瑪投入營運後,使台北至台東間行車時間縮短為三小時,爾後地方政府大力推動觀光遊憩活動,不僅助於產業活動的盛行,同時帶動地區房市的活絡。而環境為投資房地產重要條件之一,本研究主要探討影響花東海岸線房地產價格之環境因素,選取長濱鄉、成功鎮及東河鄉為研究對象,樣本取樣時間為2019年至2022年於內政部實價登入查詢網所登錄之交易資料共216筆。本研究依據房地產交易所在位置,再根據文獻所蒐集的資訊歸納出變項,調查各樣本至變項之直線距離,採用迴歸分析法實證探討各項環境因素的距離遠近是否會影響房屋價格。
    影響房價因素中,根據實證結果顯示:一、總樓層數對房價具有負向影響,因東部沿海地區多為兩層樓高建築物,而較高樓層之房屋因觀光需求多集中在遊憩活動周邊,顯示民眾較不偏好居住於遊憩活動周邊。二、屋齡對房價為負向影響,因東部沿海地區屋齡多為30年,較少新建案,推論出東部區域開發較緩慢,且越舊的房屋,購屋者願意付出的總價越低。三、房屋至最近遊憩活動距離對房價為負向影響,因東部的遊憩活動主要以海域為主,距離生活機能方便的市區較遠,加上環境因人多髒亂、聲音吵雜等因素,民眾不偏好在遊憩活動周邊購買房屋。
    Since Huadong electrification and the new Ziqiang Puyuma were put into operation, the driving time between Taipei and Taitung was shortened to three hours. Since then, the local government has vigorously promoted sightseeing and recreational activities, which not only helps the prevalence of industrial activities, but also stimulates the vitality of the regional real estate market. The environment is one of the important conditions for investing in real estate. This study mainly discusses the environmental factors that affect the real estate prices along the Huadong coastline. Changbin Township, Chenggong Township and Donghe Township are selected as the research objects. The sample sampling time is from 2019 to 2022. A total of 216 transaction data were registered on the inquiry website. Based on the location of the real estate exchange, this study summarizes the variables based on the information collected in the literature, investigates the straight-line distance between each sample and the variable, and uses regression analysis to empirically explore whether the distance of various environmental factors affects housing prices.
    Among the factors affecting housing prices, the empirical results show that: 1. The total number of floors has a negative impact on housing prices, because most of the eastern coastal areas are two-story buildings, and the houses with higher floors are mostly concentrated around recreational activities due to sightseeing demand , showing that people prefer to live near recreational activities. 2. The age of housing has a negative impact on house prices. Because most of the houses in the eastern coastal areas are 30 years old and there are fewer new projects, it is inferred that the development of the eastern region is slower, and the older the housing, the lower the total price buyers are willing to pay. . 3. The distance from the house to the nearest recreational activities has a negative impact on housing prices, because the recreational activities in the eastern part are mainly in the sea area, which is far away from the urban areas with convenient living functions, and the environment is dirty and noisy due to many people and other factors. , people do not prefer to buy houses near recreational activities.
