    Abstract: 本研究以國泰房地產指數之建商新推個案資料進行大數據分析,並統整過去文獻,歸納議價率、產品定位、銷售時機與方式為銷售策略,將以次序Logistic模型及分量迴歸模型估計台北市新推個案銷售策略與銷售率之關係。透過本研究之結果,期望建商未來在評估新推個案能擬定正確的產品定位及完善的財務規劃,以達到增加報酬及降低風險的目的。
