摘要: | 本計畫從交易成本理論與心理契約的觀點,來探討不同的公寓大廈管理維護模式是否可能影響到的公寓大廈事務管理人員對於個人工作績效與組職績效之重視性的差異程度。本計畫將以我國六都直轄市公寓大廈事務管理人員作為研究對象,採用問卷調查方式進行資料收集,並採取偏最小平方法(Partial Least Squares, PLS)做為資料分析方法,研究目的有三:第一,分析不同的管理模式下,事務管理人員之個人勞動力成本、個人交易成本項目與人力資源管理活動感知的差異。第二,分析適用不同的管理模式下,事務管理人員之心理契約關係的差異。第三,探討不同的管理模式下,事務管理人員對於個人工作績效與組職績效之重視性的差異程度。本計畫之預期成果,在理論上,本計劃首次同時討論勞動力成本、交易成本、人力資源管理活動對心理契約之影響,並以事務管理人員為研究樣本,預期這樣的研究成果將可彌補文獻上的不足。在實務應用上,驗證事務管理人員對於個人工作績效與組職績效之重視性的差異程度,將有助於物管公司在改善人力資源管理活動以增進經營績效,作為管委會在選擇管理模式與聘僱管理人員之參考,以及事務管理人員在選擇任職於不同物管公司、公寓大廈與勞動契約之參考。
From the viewpoint of transaction cost theory and psychological contract, this project explores whether different condominium management modes may affect the difference in the degree of attention of personal work performance and organizational performance of condominium management staff.This project will take the condominium management staff in six municipalities in Taiwan as the research object, use questionnaires to collect data, and use Partial Least Squares (PLS) as the data analysis method. The research purpose is threefold: First, this project will analyze the differences in personal labor costs, personal transaction cost items, and human resource management activities of condominium management staff under different management modes. Second, it will analyze the differences in the psychological contract relationship of condominium management staff under different management modes. Thirdly, it will explore the difference in the degree of attention of personal work performance and organizational performance of condominium management staff under different management modes.The expected results of the project are as follows: In theory, for the first time, this plan discusses the impact of labor costs, transaction costs, and human resource management activities on psychological contracts. Taking condominium management staff as a sample, it is expected that such research results will make up the gap in the literature. In practical applications, it will verify the difference in the degree of attention of personal work performance and organizational performance of condominium management staff will help property management companies to improve their human resource management activities to enhance business performance. As a management committee in selecting management modes and references for hiring managers, as well as references for condominium management staff who choose to work for different property management companies, condominiums, and labor contracts. |
