摘要: | 民眾由租賃房屋轉變為購置自有住宅之行為,係屬多元考量之決策行為,包括:工作穩定性、家庭收入、子女就學、居住環境等考量。舉例而言,租屋主要僅考量與其就業地點之鄰近性、居住環境之便利性等,但一旦欲轉為購置自有住宅,則必將房價水準、房貸支出、子女就學、房地產增值與否等更為深入之因素納入思考,且多數民眾在遷就可負擔房價的情況下,通常首次購屋多會選擇郊區之住宅,如此,長期的通勤成本(包括:金錢與時間)亦將成為購屋決策之重點考量。
因此,本研究以臺北都會區為探討範圍,運用中央研究院之華人家庭動態資料庫(PFSD),利用其持續且回溯性的樣本蒐集特性,建構多項邏輯特模型,探討 2003 年至 2011 年間,家戶換屋族群、家戶首次購屋族群、家戶持續租屋族群與家戶由與父母同住轉租屋族群四大族群,其在社會經濟條件與各項特徵的差異分析,而必須在購屋、租屋間選擇,或將影響換屋後之重大支出如結婚決策或生育計畫延後,探詢民眾居住安排行為與不動產市場景氣、個人社經特性、整體經濟景氣氛圍之關係,期能作為相關主管機關擬定住宅政策之參考。
