    Abstract: 不動產經紀人在買方與賣方的心理存在著不同的專業角色認知。因此,加強對不動產經紀人員之管理,規範不動產經紀人員之經紀從業行為,防止不動產非法交易及非法經紀活動產生,將能促進不動產市場的穩定發展。本研究透過過去相關文獻的整理,綜合國內外專家學者對專業角色評估之觀點後,認為不動產經紀人若欲達成高績效表現,則需具備足夠的知識、技能及態度。
    本研究透過專家問卷訪談的方式,邀請學者及業界專家共34位,進行問卷填答,並且請專家依照個人專業的觀點針對各構面間及各因素間之重要程度進行比較並給予評分,從而找出具一致性的標準。最後採用網絡層級分析法及Super Decisions軟體求出各構面及因素之間相關性權重大小。
    研究結果發現,消費者之專家群與業界專家對於不動產經紀人專業角色的評估構面與指標都達到高度之共識,且在各構面評估中,全體專家群一致認為知識面權重排序第一、態度面第二、技能面第三。另外,在整體評估指標排序上,雙方專家群達成共識之前四名依序為專業知能、專業服務、溝通技巧、專業倫理。
    Buyers and sellers perceive the professional role of real estate brokers differently. Therefore, a steady growth of the real estate market could be improved by increasing the management of real estate brokers and regulating their practice to prevent illegal deals and unlawful brokerage activities. Through reviewing previous literatures, and in-tegrating the viewpoints on professional role evaluated by both domestic and foreign experts, this study believes that sufficient knowledge, skills and adequate attitude are essential for real estate brokers to achieve high-performance.
    The study invites a total of thirty four scholars and practicing professionals (senior real estate professionals) to fill in a questionnaire, asking them to compare and score the importance of each components and factors from their professional point of view. A uni-fied standard is found from this process. Then, the relative weights between each com-ponents and factors are deduced by using analytical network process and the software Super Decisions, and thus used as the base to conclude this study.
    The results show as follows. Experts from both consumers and practitioners share a quite similar common view on the components and factors to evaluate real estate bro-kers’ professional role. Moreover, while evaluating each component, all professionals unanimously agree that, in orders, the relative weight of knowledge component stands first, the attitude component second, and the skills component third. However, regarding the orders of criteria in a whole evaluation, professionals from both sides agree that the first four are professional knowledge; professional service; communication skills; and professional ethics.
