    摘要: 當前,台灣對於永續與環境規劃議題的研究與探討正處於起步的狀態。全球各地人民的生活環境受到氣候變遷、能源耗竭以及過度依賴非再生資源等的影響。因此,住宅與環境結合的理念具體實行,亦即是「綠建築」。Tolba(1987)對綠建築定義為在天然環境的限制下,自給自足的發展且不應降低環境品質。綠建築亦不能影響未來的生產力。綠建築與過去強調經濟發展而忽視生態環境與永續發展所完峻的水泥建築有所差異。綠建築的特性為增加能源效率、提升資源與材料效率、維持物種的多樣化、減少汙染物的排放與降低環境之負荷等優點。因此,此研究期望藉此能夠達到更舒適、健康、安全的居住品質。再者,此研究希望創造經濟價值與推動永續發展的目標。最後,此研究得以進而提升台灣對於具備永續特質之綠建築的重視。此研究以綠建築性能為主體方向,再將其所帶來的實質效益分類成經濟利益、社會利益與環境利益等三個構面。藉由透過實際發放問卷的方式,並應用敘述統計與路徑分析等研究方法。研究方法將探討民眾對於綠建築性能是否具有正面影響。再者,探討綠建築之性能與民眾所認知的實質效益是否有直接的關連性;此外,實質效益與不動產市場是否有直接的關連性。最後,透過以上研究過程,進而得知民眾對於綠建築性能之認知尚顯不足,但其性能之實質效益對於台灣不動產市場具有正向影響。由此可知,若可以提升台灣民眾對於綠建築性能之認知,則有助於綠建築在台灣不動產市場上之推行。
    Nowadays, it is under the beginning situation for sustainable and environmental planning issues study and discussion in Taiwan. The living conditions of people around the world have the influences on climate change, energy depletion, excessive dependence on non-renewable resources. Thus, the concept of housing and environment combination has specific implementation, that is ”green building”. Tolba (1987) defines green building as the limits of the natural environment, the development of self-sufficiency should not reduce the quality of the environment. Green building also can not affect future productivity. Green building has differences with concrete building which accompany with the past emphasis on economic development to the neglect of the ecological environment and sustainable development. The features of green building can increase energy efficiency, increase the efficiency of resources and materials, maintain the species' diversity, reduce emissions of pollutions and decrease the burden of environment etc. al. This study, therefore, expects to achieve a more comfortable, healthy and safe living quality. This study, furthermore, hopes to reach the goal of create economic value and promote sustainable development. Finally, this study could further enhance the importance of green building which are coming with sustainable characteristics in Taiwan. This study will be green building performance as the main direction, and then bring about substantial benefits they classified into economic benefits, social benefits and environmental benefits etc. al into three dimensions. By the way through the actual questionnaires, and apply descriptive statistics and path analysis and other research methods. Research method is going to discuss whether the green building performance has a positive influence for people. Furthermore, it will discuss the characteristics of green building and the public cognitive perception of the real benefits are directly related to whether there is a connection; Besides, whether real benefit is directly related to real estate market. Finally, in order to realize whether the characteristic of green building for people will through intermediate variable to affect Taiwan's real estate market indirectly. Hopefully, this study may be relevant to future decision-making of the government authorities and the builders of real estate.
