| 摘要: | 全球經濟蕭條之下，致使商圈店鋪閒置情形過高。其因素及種類諸如繁多，分別為租金因素、坪數因素或是地理區位因素等皆有可能影響商圈店鋪閒置之情形。所以其影響之強度必然有所差異性。因此，本研究的動機在於將探討店舖之性質對於商家店舖閒置將產生何種影響。再者，將以台灣台北市的天母商圈來作為此文之案例；期望藉本研究之探討來了解天母商圈店舖閒置的情形，於結論之時給予其建議。此外，本此研究將選定之研究方法為相關分析與迴歸分析。首先，將透過問卷之方式來調查商圈店舖之性質多寡與閒置因素；再者，藉由運用SPSS統計分析軟體之迴歸分析與相關分析演算而得的數據來加以討論分析。鑑往於此，於經濟蕭條期間將會導致商圈店舖閒置情形有著較高比例，因此，本研究將探討店舖性質對於商圈店舖的閒置情形產生何種程度的影響。最後，期望能夠藉由本研究的分析與討論來作為未來供提供予有關政府機關決策之參考。
The resulting of shop idle circumstance in commercial circle is too high under the global economic recession. The factors and species are multiplicity which respectively included the factor of renting, the number of ping or the factor of geographic location etc al. are likely to influence of shop type on shop idle circumstance in commercial circle. It has, therefore, the effects on the inevitable differences in intensity aspect. Thus, the motivation of this research is going to discuss what kind of influence would be occurred for shop type on shop idle circumstance in commercial circle. Furthermore, the Tienmu commercial circle of Taipei City, Taiwan as a case of this research; it expects to improve and slow down shop idle circumstance in commercial circle effectively by taking discussions of this research. Finally, the expectation will further improve regional prosperity and promote the competitiveness of Tienmu commercial circle. This research, in addition, is going to select regression analysis and correlation analysis as research method. At the beginning, it will through the questionnaire method to investigate the amount of shop types in commercial circle and idle factors. Discussing and analyzing, furthermore, the calculus data from factor analysis and correlation analysis by using SPSS statistical analysis software. View of the above, it would cause high proportion of shop idle circumstance during the economic depression period. Although the circumstance of shop idle will be affected by numerous factors in commercial circle. This study, therefore, is going to discuss the degree of impact for shop type on shop idle circumstance. Finally, it expects to be able to take from analysis and discussion of this research as to the relevant government authority in the future decision-making considerations. |
