    题名: 陸客效應帶動臺北市商圈店面價格研究-以西門町為例
    A Study on Commercial Store Price of Purchasing Effect Caused by Chinese Tourist’s Shopping in Taipei City–A Case Study of Ximending

    摘要: 本研究總共分為五章,第一章為緒論,包含研究動機與目的,研究內容與方法。第二章為文獻回顧,總共分為五個部分,由西門町商圈是城市軸線反轉的經典,在地理、交通的優勢與開放大陸觀光客來台之經濟效益及商圈不動產之間的關係,分別作演繹、歸納、分析與探討。
    本研究是以西門町的商業活動與陸客消費行為,兩個角度來研究商圈經濟特性。從西門町商圈由繁華興盛到衰退,都市再生成功及地理環境相連的週邊效應等文獻資料探討。由相關文獻探討臺北市西門町商圈再生後,捷運開通連結各景點將陸客帶來商圈消費之商機對市場店面交易價格的影響並建立關係模式。
    第參章為理論與研究方法,以區位理論與特徵價格理論為研究方法,經由蒐集與現況調查所得資料,以內政部不動產資料庫所提供之房地交易等資料為研究資訊來源。第肆章為實證結果與分析,運用多元複迴歸分析探討,驗證陸客消費力對於商圈店面投資者產生價值上的認同,進而影響購屋決策之間的相互影響關係。在開放大陸觀光客所帶來的商機,陸客的消費力對投資商購買不動產商品之動機有關聯,進而影響次年的房價。
    研究結果發現;陸客消費帶來的商機,確實對商圈店面的價格,有正面的影響。但若地方商仲以惡性競爭,炒作房價,非地方商圈之福且台灣仍存有許多不信任的政治因素影響,導致許多不可測的排擠效應等潛在因素。將來開放陸資投資商用不動產業,以現中國大陸強大之經濟體的實力,最後是否會導致主導台灣不動產業的市場機制,影響台灣大都會不動產主要產品之價格,都有待進一步的觀察,未來研究者可同時將這些變數及實務操作的成果做分析,進一步來驗證本研究中的若干推論。
    The study consists of five chapter.The first chapter includes motivation and purpose of the study,research content and methods.The second chapter is a literatures review.It has five Sections.Ximending business district is a classic of urban axis inversion.The location and Traffic hub are superior for the economic interests of Chinese tourists who visit Taiwan.This affects the price of district real estate transactions.
    Chapter 2 presents research have studied the characteristics of real economy about the commercial activities of the business district and Chinese tourists consumer behavior in Ximending.Since Ximending declined from a flourishing into a recession,undergone the success of urban regeneration and connected with surrounding effects of geographical environment from literature data. According to the literature,Ximending experienced urban regeneration after the Taipei MRT lines.Chinese tourist consumers will bring business opportunity to the district.It will impact stores transactions which established relationships of research methods.
    Chapter Three,covers theory and research methods.There are Location Theory and Hedonic Price Theory of research methods to gather information about the new situation and the survey to obtain information from Interior Ministry real estate database provided such information for the study sample source.Chapter Four,discusses empirical results and analysis, using multiple regression analysis it verifies Chinese tourist consumption in the business district to recognize the value of the house for investors,thereby affecting homebuyers’ decisions.Both the relationship of mutual influence to business opportunities brought by Chinese tourists and the motivation for the purchase of real estate investors in commodities affected the second year of house prices.
    Chapter 5 concludes with the results of the study.The business opportunities from tourism consumption by Chinese tourists,had a positive influence on the business district real estate prices.However the vicious competition is not beneficial for business district growth of Ximending.Taiwan still has a lot of political factors opposed to trade movement,many potentially unpredictable factors which may crowd out any affect on China.The future policy allows China's funds to be invested in the commercial real estate market of Taiwan which may cavese them to dominate Taiwan.So we are going to observe the results that the researchers study and analyze to verify the other inference.
