國人在「有土斯有財」的固有觀念下,房地產成為主要資產投資標的。然而,現今銀行業對於房屋之鑑價因銀行內部估價人員可能因資訊不易取得、估價經驗及自我認定之下,在擔保品的鑑估結果上往往受到貸款客戶之契約價格影響,即使採用自動估價系統降低人為影響因素,仍會產生高估之風險。本研究就過去學者提出之鑑價影響因素彙總整理出四大構面:1.總體因素2.區域環境3.建物本體4.買賣雙方,並就上述四構面分別整理出多個影響因素進行探討。研究範圍以大台北都會區中古公寓大廈為對象,本研究邀請華南銀行及合作金庫高階管理階層擔任本研究之
中古屋鑑價評估專家,共計針對10 位專家進行專訪及問卷調查,運用網絡層級分析法(ANP)求出最具影響之關鍵因素以提供業界在鑑價時與是否貸放予客戶所要求額度之參考。
People generally believe “to have land is to have wealth,” and therefore real estate has become a major means of investment. However, banks today often lack appraisal information, or the bank’s staff may be inexperienced or lack self-confidence when performing real estate appraisal. Therefore, the collateral appraisal results tend to be affected by the contract price of loans provided to customers. Even when banks use automated valuation systems to reduce human error, overestimation risks still exist. This study summarizes four aspects of appraisal influence by analyzing past literature: (1)overall factors, (2) the regional environment, (3) building structure, and (4) the buyers and sellers. The study further explores multiple influence factors of each respective aspect.
We used analytic network protocol (ANP) to determine the most influential factors
that the industry uses during appraisal and whether the amount customers requested for a loan were considered.
