    摘要: 本文主要是探討房屋仲介業多年來在房屋買賣交易糾紛於內政部地政司的統計屢高不墬,其問題除了買賣雙方認知差距外,主要在於業者有掌握充足資訊情況下,卻把相關資訊選擇性告知買賣方,甚至有隱瞞之虞,進而造成買賣方獲得資訊不足或錯誤情況下,而決定房價交易,導致買高價或賣低價。
    因此從文獻回顧中探討買賣方交易過程及經紀人員銷售行為,試圖尋出問題之所在,並提出課題與因應對策供相關主管機關訂定規範之參考,及經營業者於服務顧客過程中所應有的道德規範。
    本探討經調查分析後,得到的發現、貢獻、價值分述如下:
    發現:經紀業管理條例有規範,經紀人員全面落實遵守有待提升。
    貢獻:經紀人員如能遵守相關規範,交易糾紛應會大幅降低。
    價值:房屋仲介業者應持續不斷的教育訓練,經紀人員必須遵守法令並自我要求提升對客戶的服務,是應有的職責也才能贏得消費者的信賴。
    本探討共分為五章十七節,茲摘述如下:
    第一章 確立探討緣起、動機與目的、範圍與內容、步驟、方法與流程。
    第二章 針對探討目的,提出有關房屋仲介業對買賣價格資訊使用之演變、房屋仲介業對買賣價格資訊使用相關法令回顧、房屋仲介業對買賣價格資訊使用相關文獻來回顧評析,以建立本探討架構。
    第三章 本探討以房屋仲介業對買賣價格資訊使用調查,進行問卷調查,並就買賣價格資訊使用面臨的問題,進行相關人員訪談。
    第四章 將結果驗證化,進而提出房屋仲介業對買賣價格資訊使用上之課題與因應對策。
    第五章 提供結論與建議,以供日後相關主管機關訂定規範之參考及房屋仲介業對買賣價格資訊使用之參考與依據。
    This paper is to investigate the real estate brokerage industry trade disputes over the years in buying and selling homes in the Ministry of the Interior Secretary's statistical record has not crashed.The problem is the perception gap between buyers and sellers, mainly that businesses have access to sufficient information about the case, yet the information selection Xing inform buyers and sellers and even the risk of concealment, which causes buyers and sellers to get information is insufficient or wrong circumstances. And the decided to price transactions leading to buy high and sell low.

    Therefore, I explores the process of trading and brokerage staff party transaction sales practices, trying to find where the problem and propose Issues and Strategies for the relevant competent authority shall determine the reference specification, from literature review and customer service operations are in the process should have ethics.

    After investigation and analysis of the study, the resulting findings, contributions, values are as follows:

    Found:Broking Management Act has norms, brokerage personnel fully implement the compliance needs to be improved.
    Contribution:Broker officer to comply with the relevant regulations, trade disputes should be significantly reduced.
    Value:Real estate agents should be ongoing education and training, brokers must comply with requirements of laws and self-improve customer service is their duty to have to win the trust of consumers.

    The study is divided into five chapters seventeen, hereby summarized as follows:

    Chapter I:Establish study the origin, motive and purpose, scope and content, procedures, methods and processes.

    Chapter II:For study purposes, asked about housing agency industry to the sale price information used in the evolution of real estate brokerage industry on the trading price information using the relevant decree recalled estate brokerage industry on the trading price information using the current status of relevant literature to review the assessment, in order to establish the study architecture.

    Chapter III:Real estate agents in this study on the trading price information using surveys, questionnaires, and to dealing with the problems facing price information for the relevant personnel interviews.

    Chapter IV:Verification of the results, and then propose estate industry information on the trading price of the issues and the use of countermeasures.

    Chapter V:Provide conclusions and recommendations to the relevant competent authority for future reference and set norms estate industry information on the trading price of reference and basis for use.
