摘要: | 商務辦公大樓是不動產開發收益性屬於較高報酬之投資類別,近年來台灣之商用不動產已明顯具有上漲空間,但在全球經濟快速變遷下,產業變動興衰非常迅速,導致商務辦公大樓空置率相對嚴重,對於辦公市場之需求,實有探討之需。
台灣因開放ECFA(兩岸經濟合作架構協議)及MOU(兩岸金融監理備忘錄)之陸續簽定,對中國大陸經濟開放更加鬆挷之同時,產業興衰更迭非常明顯,勢必對於國內不動產產生更大的調整,尤其以商務辦公大樓之租賃業務將造成影響;本探討以商務辦公大樓營運計畫之租賃業務為主題,透過使用調查進行客戶業種分析、收益情形及內部條件優劣點分析,得出發展趨勢及營運計畫方向,並以位於新北市新莊區副都心旁之一宗基地三幢大樓群,所組成之商務辦公大樓為例,應用文獻資料及現況使用調查為架構,以營運計畫為核心,使用調查為論述,並以作業面、現實面及執行面之三面向進行,期能以探討之方式,瞭解空間有效使用並具有長效性收益;如無法利用,則以改善空間方式,能達研究之目的。
基於上述緣由,本文共五章、二十三節,摘要各章略述如下:
第一章為緒論。首先論述商務辦公大樓營運計畫之使用調查,續陳本文之研究動機與目的、研究範圍與內容、研究步驟、方法與流程、名詞解釋等。
第二章文獻回顧。以三用三能之使用、利用、效用中,提高租賃競爭力,並能發揮其功能、機能、性能,增加標的之價值及維持穩定性租賃收益,探討何種因素造成商務辦公大樓租金差異、空置率情形及長效性收益之關係。
第三章實證論述。以新莊企業大樓營運計畫之使用調查,首先以現況調查建立事論之架構,接續以客戶使用問卷調查設計與滿意度調查內容歸納成問題,再以深度訪談及討論將資料整合成議題,最後小結。
第四章課題與對策。經過議題內容討論後加以彙整,發現所面臨之課題,就其結果提出營運計畫之課題擬定及因應對策。
第五章結論與建議。本研究經由論述中獲得結論及提出相關建議,並提供後續研究之建議。
