    Title: 台灣地區九二一地震對地價影響之研究

    Abstract: 台灣地區於民國88年不幸發生九二一大地震,一般社會均關心地震對地價的影響,因為地價可以反映各地經濟、政治、社會等活動的盛衰,然而影響地價的特徵甚多,以往對地價的研究多注重社經、區位與基地特徵的影響。近年來學術界亦開始研討環境因素對地價的影響,其中又分為持久性與偶發性兩種因素,持久性因素包括空氣污染與水污染,還有若干鄰避設施,偶發性的因素包括天災與地變,均造成莫大的傷害。本文先進行文獻回顧,接著提出理論架構,說明地震亦係土地的各項特徵之一,並由家庭的效用函數導出土地需求,最後蒐集震災發生前後的土地交易資料,並利用「差中差」的特徵價格法以檢定震災對地價的影響,結果發現地震使地價下降甚微,只有5%且不具統計顯著性。
    In addition to general characteristics, locational characteristics, and site characteristics, real estate piece may be affected by natural disaster, such as typhoon and earthquake. This paper uses hedonic price approach to analyze real estate transaction data before and after 921 Earthquake which happened in Taiwan, 1999. We find that the impact of earthquake on land price is only around 5%, and not statistically significant.
